Two buildings with more than 40 tenants form the hybrid shopping center Biesdorf Center in Berlin. In Building A, Ladenstraße is given a long overdue “make-over”, which means that the tenants are also revising their shops and letting vacancies. The contract with anchor tenant Kaufland is renegotiated, with a 10-year fixed term and a commitment to complete modernisation. The interim leases in Building B are terminated and converted into long-term leases, new tenants such as TK Maxx, Action and Fit X are settled. The sustainable rental income is almost doubled. After only 2 years, the critical mall is a core investment.
